Independent cleaning audits

An outside inspection your cleaner can't game.

We inspect your space against a written standard, score every zone, photograph what we find, and check high-touch surfaces with UV markers. You get proof of what was actually cleaned, not a promise that it was.

What's included

Every audit, four ways of checking

Zone-by-zone scorecard

Your space is divided into zones and tasks, and each one is graded against your standard. A vague feeling that the office is dirty becomes a number you can track every month.

Photo walkthrough

Every finding is documented with a photo, so there is no argument about whether a surface was missed. The report is something you can forward straight to your vendor.

UV glo gel verification

Invisible fluorescent markers on door handles, switches, keyboards, and shared surfaces. If the mark survives to the next day, that surface was skipped. Objective proof, not opinion.

Random and surprise checks

Announced audits keep the standard clear. Unannounced ones keep it honest. Because the cleaner never knows which night is inspection night, the work stays consistent.

How it works

From walkthrough to a standard that holds

1

Walkthrough & baseline

We tour your space, learn your standard, and set the scorecard. If you want an honest starting point, we can run the first audit blind.

2

Recurring audits

Monthly scored inspections with occasional surprise checks, sized to your risk level. Medical and dental spaces get audited more often.

3

Reports you can act on

A photo-documented scorecard after each visit, plus a trend line so you can see whether your vendor is holding steady or drifting.

4

Accountability

When scores slip, you have the record to require a fix or renegotiate. The audit is the lever, and you decide how to use it.

Who this is for

Built for the person who gets the complaint

Office & facility managers

You are accountable for a clean building but do not have time to police a vendor every night. The audit does it for you.

Medical & dental practices

Where a missed high-touch surface carries real risk, UV verification and frequent audits give you a documented infection-control record.

Property management

Multiple tenants, multiple complaints. A consistent scorecard across sites turns cleaning quality into something you can actually manage.

FAQ

Audit questions

What is an independent cleaning audit?

An independent cleaning audit is a third-party inspection of how well your space is actually being cleaned, run by someone who does not hold the cleaning contract. That independence is the whole point. We have no vendor to protect and no reason to inflate or bury a problem.

An audit includes a zone-by-zone scorecard, photo documentation, and verification of high-touch surfaces, delivered as a report you can act on.

What would keep my office cleaners motivated to keep doing a good job?

The most reliable thing is knowing they might be checked at any time. Effort follows attention. When a cleaner knows an independent set of eyes could show up unannounced and score the work, the corners stop getting cut.

We run random and scheduled audits with a written scorecard, so your vendor is always working as if today is an inspection day. It changes behavior without you having to manage them yourself.

What is glo gel or fluorescent marker testing?

Glo gel is an invisible fluorescent marker placed on high-touch surfaces that only shows under UV light. If the cleaner wiped the surface, the mark is gone. If it still glows the next day, that surface was skipped. It turns a judgment call into objective proof.

We use marker testing on door handles, switches, keyboards, and shared surfaces as part of a full audit.

Can you audit my current cleaner without them knowing?

Yes. A blind audit gives you an honest baseline before anyone changes their behavior for the inspection. You see the work as it really is on a normal night.

Some clients start blind to get the truth, then move to an announced program once expectations are reset. Either way, you decide what the vendor is told.

How often should office cleaning be audited?

For most offices, a monthly audit with occasional surprise checks keeps quality honest without micromanaging your vendor. The surprise element is what does the work, since a predictable schedule is easy to game.

Higher-risk spaces such as medical and dental offices benefit from more frequent audits because the cost of a missed surface is higher.

Stop guessing whether the work got done.
