Contract & pricing review
Know what your cleaning should cost. Not what you're told it costs.
Your cleaning vendor sets the price and you are expected to trust it. We flip that. BioClean reviews your contract line by line and benchmarks your rate against what buildings like yours actually pay, so you walk into your next renewal with real numbers and real leverage. Reviews start at $99 and are free on every monthly audit plan.

Example numbers for illustration. Every review runs on your real contract, and sometimes the finding is that your price is fair.
How it works
Take back the power of your cleaning budget
Most businesses renew their cleaning contract on autopilot because they have no way to know whether the number is fair. The review replaces that guesswork with a benchmark built from your building.
The free look
Send us your current monthly rate, your square footage, and how often the space is cleaned. We tell you one thing: whether you are in range or likely paying too much. No report, no numbers, no charge.
The full review, starting at $99
We benchmark your rate against the market for your size, scope, and frequency, then read the contract line by line for inflated items, duplicated charges, surcharges you never agreed to, and protections that are missing. You get the real number and a short renegotiation brief you can put on the table.
Walk in with leverage
Renegotiate with your current vendor using the benchmark, or if the relationship is past saving, we can run a fair bid with qualified cleaners on an identical scope so every price is comparable. How we run bids.
Sometimes the answer is "your price is fair."
We report what the numbers show, not what makes the best sales pitch. A fair-price finding is still worth having: you renew with confidence, you push back on the next increase with data, and you stop wondering. We are auditors. Accuracy is the product.
Where audits come in
Price is only half your contract
A cleaning contract can fail you two ways. You can pay too much, or you can pay the right amount and not get the work. The review catches the first. Our independent quality audits catch the second. Together they tell you whether your contract is actually good.
Am I paying the right amount?
Market benchmark for your building, line-by-line contract read, and a renegotiation brief. This page.
Am I getting what I pay for?
Scored walkthroughs, photo documentation, and UV marker checks that verify the work your contract promises is actually happening.
How audits workOn a monthly audit plan, the review is free.
Monthly audit clients get the full contract and pricing review at no charge, plus a fresh benchmark at every renewal. Your contract stays verified on both sides: the price and the work.

Pricing review questions
How do I know if I am overpaying for commercial cleaning?
Compare your rate against the market for your square footage, cleaning frequency, and scope, not against another vendor's quote. Overcharging usually hides in vague scopes, surcharges that were never negotiated, and tasks you are billed for but not receiving.
The review puts a real benchmark number next to your current rate so you can see the gap for yourself.
What does the review cost?
Reviews start at $99, with the final price depending on the size of the building and the complexity of the contract. The review is included free on any monthly audit plan.
Before you pay anything, the free look tells you whether a review is even worth running. If your rate looks fair from the outside, we will say so.
What if the review shows my price is fair?
Then you know, and that is worth having. You renew with confidence, you push back on the next increase with data, and you stop wondering whether you are the customer paying for everyone else's discount.
We report what the numbers show either way. Our value is accuracy, not a promised discount.
Will you renegotiate with my cleaning company for me?
The review gives you a renegotiation brief with the benchmark rate and the specific items to challenge, so you can have the conversation with confidence.
If you would rather not have it at all, we can run a fair bid process with your current vendor and qualified alternatives on an identical scope, so every number is comparable.
Do you get paid by cleaning companies?
No. We take no referral fees, commissions, or kickbacks from cleaning vendors, and we never hold the cleaning contract ourselves. That independence is the reason our benchmark means something.
The only person paying for the review is you, so the only side we are on is yours.
